Looking for a new home is both exciting and nerve-wracking, especially if you haven’t decided where to move to yet. There’s a lot you have to consider – location, schools, affordability and whether you want to go for a new build home or an older property.
While older buildings can ooze with character, they have their drawbacks too. Often they are less energy-efficient and the layout might not be suitable for family life (think narrow galley kitchens and downstairs bathrooms).
A new build home, on the other hand, is modern, energy-efficient and designed to meet the needs of homeowners today, whether you’re a young professional couple, a growing family, or a retired downsizer.
In this guide, we explore the benefits of buying a new build property and how you can find your dream new home.

Design flexibility
The great thing about a new build home is you have a blank canvas, which you can bring to life with your own interior design ideas. Right from choosing your kitchen and flooring, to adding your own furniture when you move in, you can customise a new build to reflect your personal style so it will feel like home.
To add to this, all appliances in a new build home are brand new, too. So, as well as having design flexibility you will also be able to combine this with a shiny new oven, hobs, shower, bath and even toilet!
Cost savings
HBF energy performance figures show that on average, those in a new build home will save 58% on their energy bills compared to living in an older property. That’s because new build houses are 64% more energy efficient, new build flats are 45% more energy efficient, and new build bungalows are 56% more energy efficient. All in all, this means that “Properties built to new sustainability regulations from June 2023 onwards are estimated to save homeowners more than £2,000 on their annual energy bills, rising to £2,575 for houses specifically.”
At Miller Homes, we are committed to building better places where people and the planet can prosper. We build energy efficient homes – even down to the appliances. We offer water efficient sanitary ware with dual flush toilets and aerated showers, and we use low energy and LED lighting – all of which leads to lower running costs for you.
Unlike older buildings, where you might run into issues with outdated electrics, structural problems or a lack of insulation, new build homes offer you greater peace of mind and security that your house is fit to live in straight away. This can save you time and up-front maintenance costs when you move in.
New builds also often come with financial support and incentives, like the First Homes scheme led by the Government or our part exchange and deposit contribution offers.
Offers and incentives
New build developers also offer promotions for those looking to invest in their new home. These can include financial incentives like cashback, savings on your stamp duty, furniture packages, and even discounted upgrades.
At Miller Homes, we offer great promotions to those of you who are hoping to secure a new build. At the moment, we have a variety of offers available to help make your move easier. Take a look at our offers page to see the range of options that might be available to you.

Sustainability
Research shows that new builds are more eco-friendly compared to older buildings. Alongside energy efficiency, each new build home saves 2.16 tonnes of carbon per year. At Miller Homes, sustainability is an essential component to our values.
We are working towards net-zero, by using sustainable materials and reducing our waste. In 2022, we managed to transfer 98% of our waste from landfill into recycling or recovery processes. We are also taking part in projects like solar technology trials, using hybrid generators and increasing our renewable energy use.
All our homes are designed with sustainability features and we take extra care to increase natural light where possible, and offer outdoor space.
Warranty
New build homes come with warranty in case anything goes wrong. This usually covers structural issues, weatherproofing, defective workmanship or plumbing/electrical systems.
All Miller homes come with a 10-year NHBC warranty which is included in the price of your property. We also have a customer care commitment – so even after you move in, we offer an emergency service and can order replacement parts.
Quality and excellent service is important to us, so we offer modern homes that are practical and designed down to the detail. We are registered developers under the New Homes Quality Code and we have achieved a five-star satisfaction rating from our customers for 12 of the last 13 years.
