New build incentives to help home buyers 2025
There are several benefits to buying a new build home ranging from higher energy efficiency to building warranties. But there are additional advantages that many aren’t aware of too, such as unique incentives which help you when you are buying new.

What are new build home incentives?
New build incentives are additional motivation for buyers to choose new build homes that are provided by builders, developers and the government. There are a variety of incentives, and we’ve pulled together the most common ones for you below.
Deposit Paid
Developers sometimes offer an incentive that helps to fund your deposit or any other costs you might need to cover during your move, whether that be new furniture or the cost of hiring a moving company. This cash incentive is paid directly to your solicitor upon completion. It will also need to be declared to your mortgage provider if you have one. These cash incentives can be up to 5% the purchase price. We offer a contribution to your deposit or a Deposit Match scheme on selected homes.
Part Exchange
A part exchange deal or PX deal allows you to sell your existing property to a developer for them to sell on at a later date, giving you the funds to buy the new build home you want. If you want to move quickly, developers can buy your existing home through Part Exchange (if it meets their qualifying criteria).

Deposit Match
This incentive allows you to potentially double your deposit. When you save 5% of your desired property value as a deposit, we can match it to bring your total deposit up to 10% on selected properties. Deposit match can be a key tool to help first time buyers get on the property ladder.
Save an average of £1,980 on energy bills each year
Recent research by the Home Builders Federation revealed that new-build house buyers could save on average £1,980 a year on their energy bills.
The Watt a Save report found that new build properties could see a carbon emissions reduction of over 2 tonnes each year, compared to older homes - helping you do your bit for the planet and your pocket.
Own New Rate Reducer
This scheme could allow you to reduce your interest rate while still owning 100% of your property. It’s a mortgage, just with lower monthly payments for the initial period. Government new build incentives
Lifetime ISAs
Lifetime ISAs were introduced to help people save for their first home. With this ISA, you can put a maximum of £4,000 into the account each tax year and the government will top up your savings by 25% to a maximum of £1,000 per year. Perfect for saving and topping up the deposit for your dream home.
First Homes Scheme
This Government scheme (Rngland only) could help first-time buyers and key workers own homes in the area in which they live and work. A first-time buyer in England could buy a brand-new home with a minimum 30% discount against the market value of the property.
To be eligible, you must be a first-time buyer who does not or has not previously owned a property. If you are purchasing your home with someone else, you must both be first-time buyers with a combined annual income not exceeding £80,000 or £90,000 in Greater London.
Your first home must also have a purchase price of no higher than £250,000 (£420,000 in Greater London) after the discount has been applied. Learn more about the scheme here.
